From December 14 th 2007 all domestic dwellings sold in England and Wales will require an Energy Performance Certificate (EPC). These are a requirement of EU law that the Government has tried to implement in this way. By the end of 2008 most buildings will require an EPC including new-build domestic dwellings, rented domestic dwellings, public and commerical buildings. An EPC can only be carried out by a qualified Home Inspector (HI) or Domestic Energy Assessor (DEA) who is accredited with a Government licensed Accreditation Scheme. The purpose of the EPC is threefold:
1. To show the buyer, vendor or current owner the overall energy efficiengy rating of their building through the production of a SAP rating. This is like a 'fridge' rating when you buy white goods.
2. The environmental impact rating in terms of how much carbon dioxide (CO2) is released into the atmosphere as a result of heating the building.
3. How the buyer, vendor or current owner can improve the energy efficiency of the building by implememting energy saving measures and the savings incurred thereof.
There are huge benefits for all concerned. There is an opportunity for the buyer or current owner to save money by implementing energy saving measures that reduce the usage of electicity and fossil fuels.You don't have to wait to sell your house to get an EPC, have one done for your property and you could save money if you implement the recomendations.
More importantly though, we all need to seriously consider the impact we are all having on global warming and how we can reduce this.
