We can offer you highly professional and fully qualified DEA to carry out the EPC on your property. The survey will take about an hour for 2-4 bedroomed property and slightly longer for larger properties.

Pre-assessment

Before the survey the DEA will contact you by phone to arrange a convenient time to visit and will e-mail you a pre-assessment questionnaire (if you have internet access, if not this will be presented on arrival). The time slots are as follows:

During the assessment

During the survey the DEA will, amongst other things, carry out some measurements of the dimensions of the property, aswell as looking at how the house is heated, the amount of insulation present and how much double glazing is present.  

It will be necessary for the DEA to take a minimum of five photographs, but these are non-obtrusive. They will typically be the front and rear elevations, the heating system, the fuel source (e.g. gas meter) and the presence of extensions.

Finally DEA will also ask you to fill out a very brief 'Quality Assurance Consent' form.  This is to agree to to take part in a phone survey about the inspection.  Please note this is completely voluntary.

Post-assessment

The DEA will input the data into a software program which will produce the EPC.  This will then be uploaded to a central register operated, on behalf of the Government, by a company called 'Landmark'.  The DEA can either email the EPC as an attached pdf file or a unique reference number that will allow the EPC to be downloaded from the register.
